BUILDING HOMES THAT HELP PEOPLE LIVE WITH INDEPENDENCE, SAFETY AND DIGNITY.
ABOUT US
We specialise in acquiring and repurposing existing buildings to create high-quality supported living accommodation for adults with learning disabilities, autism and other support needs.
Founded by Steve Dolder, who brings more than 35 years of property experience and has successfully delivered over 50 property development projects, the company was created to combine commercial expertise with genuine social impact.
Today, Stonehaven Place works alongside care providers, housing associations, registered providers and local authorities to deliver homes that address a growing shortage of specialist accommodation across the UK.
We are not a volume housebuilder. We are a purpose-driven developer focused on creating homes that improve lives while generating long-term sustainable value for our partners and investors.

THOUGHTFUL DEVELOPMENT. LOCAL NEED. LONG-TERM IMPACT.
OUR APPROACH
At Stonehaven Place, every project begins with a simple question:
WILL THIS DEVELOPMENT CREATE BETTER OUTCOMES FOR THE PEOPLE WHO WILL ULTIMATELY LIVE THERE?
We believe supported living accommodation should be more than simply providing a roof over someone's head. The right environment can improve independence, wellbeing, confidence and long-term quality of life.
That's why we focus on delivering carefully planned developments that balance the needs of residents, care providers, housing partners and local communities.
UNDERSTANDING LOCAL DEMAND
Before pursuing any opportunity, we work closely with commissioners, care providers and housing partners to understand local housing requirements and identify genuine areas of unmet need.
This collaborative approach helps ensure that every scheme we develop has a clear purpose and delivers meaningful value to the community it serves.
CREATING HOMES, NOT INSTITUTIONS
Our developments are designed to feel like modern homes rather than traditional care settings.
We prioritise self-contained apartments, high-quality finishes, accessible layouts and practical communal facilities where appropriate, creating environments that support independent living while maintaining safety and comfort.
WORKING IN PARTNERSHIP
Successful supported living schemes rely on strong collaboration.
We work alongside care providers, registered providers, housing associations, planning consultants, architects and local authorities throughout the development process to ensure every project meets both operational requirements and resident needs.
SUSTAINABLE REGENERATION
Many of our projects involve breathing new life into underutilised commercial buildings.
By repurposing existing properties, we can create much-needed accommodation while supporting local regeneration, reducing waste and making efficient use of existing infrastructure.
LONG-TERM THINKING
We are focused on creating developments that deliver lasting benefits.
Every project is assessed not only on its commercial viability but also on its ability to provide sustainable, long-term accommodation that continues to meet local needs for many years to come.
OUR MODEL
FROM EMPTY BUILDINGS TO LIFE-CHANGING HOMES
Our structured development process is designed to reduce risk, create certainty and deliver homes that provide both social impact and long-term sustainability.
01
We source commercial and residential buildings with strong conversion potential, focusing on locations where there is a demonstrated need for supported living accommodation.
Each opportunity is assessed against a range of criteria including location, planning potential, local demand and suitability for independent living.
04
A key feature of our model is establishing long-term housing partnerships before acquisition.
Our objective is to secure commitments from registered provider and housing association partners at an early stage, helping to ensure developments are aligned with genuine demand before significant capital is deployed.
Many of our schemes are structured around long-term commercial lease arrangements, typically extending up to 15 years, providing stability for housing partners and creating greater certainty throughout the development process.
This approach helps reduce speculative risk and supports sustainable long-term delivery.

SECURE LONG-TERM OCCUPANCY
02
Our team undertakes a detailed appraisal of every opportunity.
This includes planning reviews, development cost analysis, housing demand assessments, care provider engagement and financial modelling to ensure each scheme is both viable and deliverable.
05
Once a project has been approved, we manage the entire development journey.
This includes planning applications, design development, contractor procurement, project management and construction oversight.
Our objective is always to create accommodation that meets the highest standards of quality, functionality and compliance.
Every development is designed to promote independence, dignity and positive outcomes for the people who will ultimately call it home.

03
Collaboration is central to our model.
Before progressing a project, we engage with care providers, commissioners, registered providers and housing association partners to ensure the scheme aligns with local demand and operational requirements.
This partnership-led approach helps ensure that every development serves a genuine need and provides confidence for all stakeholders involved.
06
The completed development provides high-quality, self-contained accommodation where residents can live with greater independence, dignity and stability.

INVESTING IN PROPERTY WITH PURPOSE
INVESTORS
Stonehaven Place works with private investors who share our belief that property can be a force for positive social change.
A DE-RISKED DEVELOPMENT APPROACH
One of the key strengths of the Stonehaven Place model is our commitment to establishing demand before committing significant capital.
Unlike speculative property development, our projects are driven by genuine housing need identified through engagement with commissioners, care providers, registered providers and housing association partners.
We seek to secure commitments from housing association or registered provider partners prior to acquisition, helping ensure developments are aligned with long-term demand before a property is purchased.
Many schemes are designed around long-term commercial lease arrangements, typically extending up to 15 years, providing stability for housing partners and supporting sustainable occupancy.
This partnership-led approach helps create greater certainty throughout the development process while ensuring every scheme is focused on delivering meaningful outcomes for residents and communities.
